Here’s how the process works when you build with Pitell Homes.
A Process Built on over 37 Years of Getting It Right
We understand that building a new home involves significant decisions. That’s why Pitell Homes has spent more than three decades refining a process designed to take the uncertainty out of home building and replace it with clarity, communication, and confidence at every step.
From your first visit to the model home through your final walkthrough and beyond, you’ll work with the same team. There’s no handoff between departments, no automated system to navigate. Just a direct, personal partnership with a builder who’s done this hundreds of times and treats every home like it matters.
The Process

First Conversation
It starts with a visit. Our on-site sales consultant is available to meet with you at a time and place that works best for you.
We’ll talk about what you’re looking for, walk you through the available floor plans, and answer any questions about the community, the timeline, or the process. If you’re not ready to move forward, that’s perfectly fine. Most of our buyers meet with us more than once before making a decision.

Design & Selections
This is where your home starts to feel like yours. As a semi-custom builder, Pitell offers an expanded options menu with two to three times as many selections as a typical production builder. With our guidance, you can make real design decisions that reflect how you live. We will schedule a time to meet together so we can put together a combination that suits your taste and budget.
Whether you are building a home in one of our Pitell communities or having us build on your existing lot, the process works the same way.

Pricing & Financing
Once your selections are complete, they’re compiled into a detailed pricing sheet. Pitell can recommend trusted financing partners to help you understand all the available options for financing your home.
Even if you’re not ready to commit that day, the pricing sheet gives you everything you need to make a confident decision on your own timeline.

Contract & Groundbreaking
When you’re ready, you sign the contract, and then we break ground. This is the official start of construction, and it’s the moment your floor plan and selections stop being a document and start becoming a home.

Construction
Pitell manages the entire construction process with a team of trusted vendors and trade partners, many of whom have worked with the company for years. You’ll know who’s building your home, and they’ll know what you expect.

Final Walkthrough & Move-In
Before closing, you’ll do what Pitell calls the Demonstration — a complete walkthrough of your finished home where every component is explained and demonstrated. We will also go over what’s covered under warranty and what to expect in the first year of ownership.
After closing, you receive your keys and officially move in. Welcome Home!

Common Questions About Building with Pitell
How long does it take to build a home with Pitell?
From contract signing to move-in, the typical timeline for a new build is approximately 7 months. Move-in-ready homes are also available for buyers who want to skip the entire build timeline.
Can I customize my floor plan?
Pitell is a semi-custom builder, which means you work from a proven plan library but have an expanded menu of options — two to three times the selections of a typical production builder. You can personalize finishes, fixtures, flooring, countertops, lighting, exterior elevations, and more. Structural modifications are available on a case-by-case basis.
What if I need to sell my current home first?
Pitell works with you on timing and coordinates with financing partners to accommodate contingent sales. We’ll help you map out a realistic timeline so you’re not juggling two closings without a plan in place.
What’s included in the base price?
Pitell homes come standard with a 96% high-efficiency furnace, 30 year architectural roof shingles, ceramic tile flooring in all baths, luxury vinyl flooring in main living areas, vaulted ceilings per plan, stainless steel LG appliances, Moen fixtures, and more. Do I need to arrange my own financing?
Pitell Homes has connections with several trusted financial partners who we can recommend to you based on your situation. However, you are also welcome to finance your home through any institution of your choice.
What happens after I move in? What does the warranty cover?
Every Pitell home comes with a builder’s warranty serviced in-house. If something needs attention, you call the same team that built your home. Response times are typically same-day or next-day. This isn’t a third-party warranty service — it’s Pitell, directly.
What’s the difference between building in a Pitell community and building on my own lot?
In a Pitell community, your homesite, infrastructure, and HOA services are part of the package. With Build on Your Lot, you bring the land (in Northern Allegheny or Southern Butler Counties), and Pitell handles everything else: lot evaluation, permitting, design, construction, and warranty. The build process and quality are the same either way.
