We have built in these townships for years. We know the zoning offices, the permit timelines, and what each site will need.
What Building on Your Lot Means
Building on your lot starts with land you already own or plan to buy. Some of our buyers have a family property. Others found a lot in the perfect location.
When you partner with Pitell Homes, you choose one of our floor plans, and we build it on your site. We stay with you before, during, and after the build. Our program covers Northern Allegheny and Southern Butler Counties.
Why Build on Your Lot

Put your new home on the land you chose, in the spot you love.

You choose how the home sits on the land and how much open space to keep.

How It Works
Tell us about your lot. Book a call or schedule a visit. We start by reviewing your land.
Evaluate the lot. We look at utilities, topography, and zoning to understand the site and its costs.
Choose and personalize your plan. Pick a Pitell floor plan that fits your land, then make your selections.
Set your budget. We provide clear pricing for the home and site work, so you have the full picture.
Build. We manage construction from day one through the final walk-through.
Move in, backed by warranty. You get the keys and the same Pitell warranty that comes with every home.
Understanding Your Lot and Site Costs
Raw land has to be made ready to build on. The cost of that work depends on your lot. Where the utilities are, how the land slopes, and what the zoning requires all affect the price.
We evaluate your lot upfront so you get an accurate estimate and few surprises. To build that estimate, we need some basic information about your land.
What to have ready
- Your lot status: owned, under contract, or considering an offer
- A current lot survey stamped by a surveyor, showing property dimensions, setbacks, and easements
- A lot topography map with elevations, if you have one
- Public utility availability: water, sanitary sewer, electric, natural gas, and storm sewer
